100 Embankment is on the rise and will complete in June 2020. The magnificent nine-storey building is attracting a significant amount of attention from occupiers both locally and nationally.
With the development team out at MIPIM this week we take a look at what occupiers can expect from the City’s finest Grade A office scheme. Another one of the 100 Reasons to love Embankment!
20,000 sq ft floorplates
Inside 100 Embankment you’ll find 166,000 ft² of Grade A office space, which comes to the market as supply across the city is limited.
With almost column-free floorplates which stretch to 19,663 ft² the building will perfectly suit larger occupiers who want an open, flexible space which is entirely adaptable to their needs. Floors can readily be split to accommodate specific space requirements.
Our build partners at BAM have been busy pouring over 730 Cubic Metres of concrete in continuous pour. The concrete slab is supported by around 130 tonnes of reinforcement and a significant amount of temporary propping below, all suspended over a live car park!
Every floor offers stunning views across the River Irwell in the direction of both Salford and Manchester. From the 3,500 sq ft tiered roof terrace you will be able to see even more of the city and the countryside beyond. In fact, so stunning is the view that we have created a 360 degree virtual tour so you can experience it for yourself ahead of the build completing. Welcoming reception and arrival
From its elevated position 100 Embankment looks directly down Cathedral Approach with its historic cobbles and iron railings, creating a real sense of arrival for visitors. The reception and ground floor areas will have an abundance of natural light and will feature lush, creative planting. Ceilings will be open to expose the structure of the building giving a modern, industrial feel throughout.
With cool break out areas, informal lounge seats and hot desk space the reception area will be a functional, collaborative space for working and relaxing. A stunning reception desk will form the centre point from where our staff will greet visitors and manage the building’s security. 100 will also have its own secure bike store for cyclists and 24 hr security.
Embankment is situated in a prime location, right in the heart of the city, in the beautiful medieval quarter, touched by Manchester’s rich history, yet neighbouring a whole host of wonderful and contemporary essentials, including The Corn Exchange, The Printworks and Manchester Arndale. Embankment is also located remarkably close to a number of comprehensive transport links, such as Victoria Station and the Metrolink on Exchange Square. At Embankment, you really do have everything you need right on your doorstep, including unrivalled shopping facilities, transport hubs and a wealth of fabulous food and drink outlets.
We have looked at the huge array of shops, restaurants and bars in the locality in our last update which you can read here.
By designing the infrastructure into 100 Embankment from the outset, occupiers will have access to fast, reliable internet connections and superior digital capacity from day one.
By appointing WiredScore during the design process we have ensured that the building’s digital connectivity will meet the highest standards, so a slow internet connection will be a thing of the past.
A number of fibre-optic suppliers are already connected to 101 Embankment and 100 Embankment will provide further resilience with two diverse incoming containment connections. These split out into two separate technical intake rooms for segregation and security of incoming services.
