A joint venture between Ask Real Estate, Carillion plc and Tristan Capital Partners is bringing forward a two-phased, mixed-use scheme comprising offices, car parking and retail/leisure opportunities. The scheme is being delivered in partnership with Salford City Council and Network Rail.
Now completed and chosen by Swinton Insurance Group for their new Headquarters, the first phase named 101 Embankment, provides 165,000 sq ft of prime office accommodation over 10 storeys with generous floor plates and an impressive ground floor entrance hall, offering a genuine sense of arrival. Also included in this phase is a 442 space undercroft car park, which is operated by leading car park operator, Q-Park, and a number of smaller, flexible suites and ancillary retailing where Sainsbury's Local is now open.

Already completed is the £8m Greengate Square, running from Deansgate and adjoining Harvey Nichols across the River Irwell into the development.

In 2001 a consortium led by Ask and its JV Partner, Akeler (now Goodman) were appointed to work in partnership with New East Manchester, English Partnerships, Manchester City Council and the Northwest Development Agency to deliver an ambitious major international business park as the most fundamental component to the economic regeneration of East Manchester
The UK’s first urban mixed-use business park, just 1.5 miles from the centre of Manchester, has the capacity to offer more than 1.4 million sq ft of commercial floor space of which to date, c.700,000 sq ft has been delivered over 5 phases. These phases include the £32m, 165,000 sq ft “campus” for Fujitsu; One Central Park, a 100,000 sq ft centre for business enterprise, training and education and Madison Place, a ‘village’ of 5 units for small to medium sized businesses. Between 2010 and 2012, Ask:Goodman delivered two separate buildings for Greater Manchester Police – a 240,000 sq ft £64m Force Headquarters building, which was awarded a British Council for Offices national award in the Best Corporate Workplace category, and a 125,000 sq ft £35m Divisional Headquarters.
The park’s distinctive landmark is the £36.5m Gateway, a dedicated transport interchange that provides direct access into Manchester City Centre via the city’s Metrolink tram system and other excellent public transport options, - something that no other business park can offer.

In 2007 a development partnership comprising Ask who acted as Development Manager, Lancashire County Cricket Club, Tesco plc and Trafford Council, was established to bring forward a transformational mixed use regeneration scheme covering 50 acres which was at the heart of Trafford Council’s sports-led regeneration framework for Old Trafford Cricket Ground and the vision for the Borough’s future. The thrust behind the work of this partnership was the determination to see Old Trafford win back international Test Match cricket, particularly The Ashes, which necessitated a wholesale redevelopment of the Ground.
Phase 1 was completed during 2012 creating a new conference and events suite “The Point”, a 170,000 sq ft Tesco Extra built on redundant land, player and media facilities at Old Trafford and new sporting facilities at Stretford High School. The extensive Phase 2 stadium works completed in early 2013 and as a result, the International Cricket Board re-awarded Old Trafford Test Match status and The Ashes returned in July 2013. Over this same period, the remainder of the scheme comprising the redevelopment of Trafford Town Hall and the completion of Old Trafford Cricket ground completed. This truly landmark development for the region was supported by every major sport, regeneration and tourism body and has delivered a major contribution to grass roots and elite sporting development in Trafford and across the region, particularly through enhanced working with Trafford College and Stretford High School, whilst also safeguarding/generating over 1,000 jobs.

In 2004 Trafford Council appointed Ask as preferred developer to work in partnership to deliver its key objectives for Urmston Town Centre by creating a vibrant new shopping centre with local services and facilities, and new homes.
Constructed in two phases, Phase 1 was anchored by a 52,500 sq ft Sainsbury’s supermarket including a 600 space shoppers’ car park. Also delivered was a purpose built 22,000 sq ft library and contact centre, a new 12,000 sq ft Conservative Club and 64 one and two bedroom apartments. An additional 40,000 sq ft of speculative retail accommodation providing 15 shop units was also completed in 2009. In order to bring Phase 2 of the project forward, the design was reappraised and reconfigured to accommodate three large footfall generators and in total provided a further 40,000 sq ft of retail space which completed in 2012, all of which had been pre-let to national multiple retailers.
With a greater choice of shopping and other facilities, there has been a dramatic increase in the number of shoppers to the town clawing back what was an unsustainable level of retail spend leakage. Eden Square has significantly enhanced the town centre environment, created local employment opportunities and has spearheaded the regeneration of the wider area by acting as a catalyst for further investment in the town.

In December 2004, Bury Council and Ask entered into an innovative Limited Liability Partnership known as Askbury Developments LLP. The LLP structure was set up to act as an umbrella arrangement to allow non-operational Council owned sites across the Borough to be introduced into the Joint Venture and unlock best value for the Council.
The achievements to date of this public:private partnership is the successful delivery of a new mixed use quarter in the town centre, providing a wide range of public services and facilities. In total 180,000 sq ft of development has been completed including 40,000 sq ft of Council offices; 25,000 sq ft of offices for Six Town Housing; a 50,000 sq ft state of the art primary care centre; a 115 bed Premier Inn hotel and 400 space car park. All 4 buildings were pre-let prior to commencement of construction.
With enhanced pedestrian access through the site to the nearby transport interchange and fresh planting and seating at this new civic quarter, 1,000 people are now working at this location.

The Abito concept was specifically launched with a target for delivering apartments in good locations with at least a 20% discount to the costs of other new one bedroom apartments whilst still offering all the qualities that people want - feelings of space and light, good quality finishes and accessible locations.
A research and development programme was undertaken and the compact apartment consisting of one bedroom apartments which cleverly incorporate the kitchen, bathroom, storage space and wardrobes within a central pod in the room, together with a storage wall including a pull down bed was created.
The building itself is a stunning eight storey glass clad structure with marquee style tented roof containing 256 apartments and 8 office units at ground floor housing a range of vibrant, inventive businesses.
The development which completed in March 2007 and is fully occupied, is set within the emerging Greengate Embankment Masterplan now taking shape.

In 2003, Ask was appointed by Manchester City Council to work in partnership to deliver a much improved District Centre for Gorton providing a prominent new and attractive market hall and high street shop units all anchored by a major food store to replace the derelict 1960s style precinct.
A former building previously owned by Co-op was renovated at a cost of £1.7m creating 20,000 sq ft of retail space which included a Tesco Extra Superstore with 584 space car park and petrol filling station. The scheme included 10 new shop units and the market hall, better suited to modern day shopping, housed all the existing traders from Gorton Market. The District Centre opened in 2008 benefitting local traders and residents, and providing a much needed boost to the local economy.

Leopold Square was one of the “Magnificent Seven” transformational regeneration projects prioritised by Sheffield City Council as an economic driver for the City’s growth and future performance and Ask together with joint developer, M J Gleeson, were appointed to deliver a new high quality, leisure and residential destination for the city.
Completed in 2007, Leopold Square is an example of public:private partnership working at its very best which achieved the transformation and delivery of a group of derelict city centre Victorian buildings into a scheme of undoubted quality and design, completing one of its main objectives. The mixed use scheme provides a 90 bedroom 4* boutique hotel, 9 A3 units, a two storey glass and natural bronze clad office unit and 42 unique loft-style private apartments, all developed around a lively and attractive tree lined square from which all the units open on to thereby offering outside dining areas. This intimate space also provides much improved pedestrian linkage between the other leisure, retail and commercial areas of the city by integrating into the existing streetscape.
The creation of a destination with a strong identity and sense of place has undoubtedly had a positive impact on the wider social and economic benefits for the city meeting the aspirations of the local community and visitors alike. Ask sold its investment at Leopold Square to Threadneedle Pensions Limited in February 2015.

Rossetti Place in Manchester City Centre was delivered in joint venture with Crosby Homes over two phases between 2004 and 2006 and was recognised as the first truly mixed use scheme in the city, combining high quality Grade A office accommodation with contemporary residential apartments.
Phase I provided a striking glass and steel office building of 60,000 sq ft over nine floors with three smaller self-contained office studios on the ground floor, and an adjoining apartment complex with 89 high end residential apartments.
Phase II of the development – Bauhaus at Rossetti – was designed to mirror the first phase, offering Grade A office space within a further 60,000 sq ft and 67 apartments. In addition to the office and residential component of Rossetti Place, the scheme also included the tasteful conversion of an old school building into an exclusive boutique hotel contrasting the very best of Victorian and modern contemporary design. The Great John Street hotel has been successfully operating since 2005.

Park 66 is strategically situated within a few hundred yards of Junction 3 of the M66 motorway and is less than 5 minutes’ drive from Junction 18 of the M62 motorway which gives immediate motorway links to Leeds and Liverpool, the M60 Outer Orbital Motorway and is only 7 miles north of Manchester City Centre.
In early 2004 Ask secured an option on 20 acres of reclaimed brownfield former “tip” land at Park 66 Distribution Park to procure and deliver a multi-phased industrial/warehouse development of 380,000 sq ft. In 2005 the first phase of this major development of production and warehousing units delivered a 90,000 sq ft logistics centre for L’Oreal’s Professional Products Division and Customer Contact Centre and in 2006, secured through an OJEU process, we delivered a second phase of development for a 130,000 sq ft facility on behalf of the Ministry of Defence.
