Flexible workspace operator x+why to open at 100 Embankment

B Corp certified, flexible workspace specialist, x+why has entered into a partnership agreement with Salford City Council to take 28,622 sq ft of space across the ground and first floor of 100 Embankment at Greengate in Salford.

x+why will provide their signature animation, activity and vibrancy to the reception, ground floor and roof terrace and will allow traditional occupiers within the building the flexibility to expand and contract in line with their business requirements.

This will be x+why’s first workspace location in the north joining the company’s seven existing operations across London and in Birmingham.

100 Embankment is a 166,000 sq. ft, 9-storey, Grade A office building which has been delivered by Ask Real Estate, Richardson and Tristan Capital, in a joint venture with Salford City Council.

Commenting on the announcement Jamie Hills, development director at Ask Real Estate, said: “x+why is a superb operator whose values and strong brand are a great fit with Embankment and their offer will really enhance the building and support a community for all future occupiers. We are proud to welcome them to the Greengate neighbourhood which has benefitted from significant investment and regeneration in recent years.

“Flexible workspace operators are thriving alongside more traditional occupiers as businesses, both large and small, are looking for increased collaboration and the flexibility to expand and contract as circumstances change.”

x+why is one of 700 B Corp certified businesses in the UK, part of a growing group of companies reinventing business by prioritising the environment and society as well as profit.

Rupert Dean from x+why added: “We chose 100 Embankment because it’s in a great location and has a wealth of amenities right on the doorstep for our members. Our experienced management team is looking forward to starting work on creating superb spaces for the next generation of office occupiers.

There is a real opportunity right now for businesses to embrace the changing role of the office and we’re looking forward to bringing something dynamic and exciting to Salford and Manchester.”

Welcoming x+why to Embankment, a spokesperson from Salford City Council said: “This is great news for the city and for the Greengate area specifically. x+why has a strong track record and will provide the thriving businesses communities of Salford and Manchester with high-quality, flexible workspace which is very much in demand as people begin to return to the office.

“Their excellent green credentials and accreditation as a certified B Corp are very much in line with our own sustainability targets for the City and I’m sure will also be welcomed by future occupiers of the building.”

x+why’s vision for the 100 Embankment will complement the building’s already high-quality environment, in particular the fit out of the 2 tiered roof terrace which will create a central amenity at the heart of the office space. The fit out is due to be completed and the flexible workspace open to occupiers from Autumn 2022.
