What?
Net Zero Carbon next generation office building further extending the commercial opportunities available here.
Why?
To continue to move towards the ambition that this employment-led development will create 10,000 jobs when completed.
How?
First Street is now established as a true mixed use neighbourhood in the city centre combining offices, entertainment and amenities. With unrivalled public transport connectivity, a seasonal events programme and a thriving community, Plot 9a is the 4th phase of development to be brought forward and features winter gardens and roof terraces. The building has been designed with sustainability at it’s heart and will utilise the latest technologies to achieve Net Zero Carbon in operation standards with a 5.5* NABERS rating.

We are proud to announce that Plot 9a at First Street was named Building Magazine Project of the Year at the Building Awards dinner held in London recently.
A new hub for the Government Property Agency (GPA) in Manchester, the building is the latest phase to be completed as part of the regeneration masterplan. Embracing WELL building standard principles, the building is only one of a handful of offices in the UK to have achieved a 5.5* NABERS Design Reviewed Target Rating, which was a key differentiator in GPA’s decision process.
Collecting this prestigious award, Paul Kenyon, Partner at Cundall, said: “Our client, Ask Real Estate and the rest of the design team embraced our sustainable design ethos and it’s great to see that recognised through an industry accolade like Building Magazine Project of the Year. I would like to thank everyone on the project team for their hard work bringing this wonderful project to life through collaboration and brilliant ideas.”
The judging panel commented: “This project has impressive sustainability credentials with a NABERS 5.5-star rating. The building looks great with an interesting but not overglazed facade. Moreover, it is great to see a project of this quality in a city outside London.”
We are delighted to announce that practical completion has now been achieved at the GPA First Street Hub which allows the fit out works to commence.
The Hub will accommodate around 2,600 civil servants from a range of Government departments meaning that First Street and its extended neighbourhood will be boosted significantly once the building is occupied.
With construction of the building continuing apace, together with our contractor partner, BAM, we are pleased to share this short video below highlighting the positive impact the development has had to date on our local area.
It’s fantastic to see this project taking shape and with the building now topped out, it’s a time to celebrate such a significant milestone in its construction. We’re proud to be working with the GPA to deliver a project which will provide a boost to the economic growth of the area, and to witness the further expansion of the First Street neighbourhood establishing it as a business location of choice.
A key objective for Ask and our construction partner, BAM, has been the positive impact we can collectively deliver during the building of the GPA First Street hub and we are delighted to share a snapshot of those achievements in this short video.
Minister Jeremy Quin broke ground on the Government Property Agency’s new First Street Hub in Manchester today.
When the hub opens, 2,500 civil servants will be based in the new office, taking the total number of people working at First Street to around 6,000.
It’s great news for Manchester too as the move of civil service roles to the city is expected to generate £30m for every 1,000 government roles located here.
